Agreement on the -shared costs for the windows- division of thousands for the windows costs, (which are part of the insulating 'building envelope? if everybody agrees on that principal).
This is a contract and shall be printed and signed by all co-post members in February 2020.

- The underlying principle is that all Copost spaces redistribute parts of the window's costs, which are part of the insulation building envelope. In general Copost collectivized the costs of the building envelope and divided these according to thousands.

- The windows installed on the back facade of co-post have been collectivized for 100% because they were already existing and comply with the -1/5 of the floor surface- reqiurenments. The costs for the windows and doors with glas in the side of corridor for lofts 2,3,4,5,7,8,9, are collective costs and calculated based on 1/5 of the half of the total size of their lofts. This is in accordance with the minimume reqiurenment of the commune and if people install more windows than 1/5 of their loft's m2, it will be calculated as their individual costs. 

- The principle that Co Post follows for the partial individualization of window costs is as follows: the thousands count for 1/5 of the m2 of the floor space (as 1/5 is the official minimum m2 that should receive daylight) and the rest is individual.

- For applying subvention, the payment of invoices for all the windows were done individually. This reqiures recalculations according to the thousands that will be done in December. Those who can't afford the repayments will agree on a payment plan starting from January 2020 onwards. The payment from January 2020 onwards, will happen with a maximum of two year installments. The rate of these installments will be negotiated on the meeting of 23/12.

- Loft 8 didn't completed the renovation of windows on the back facade. As soon as the order for the installation of these two windows has been placed (and the exact cost will be known), this cost will be paid by thousands. The new windows have to be made of the same material and design as the windows already installed in other spaces on this side of the building.

- Loft 6 and Loft 1 have not finished the installation of new windows on the inside.  The new windows have to be made as close as possible of the the same material, design and costs as the windows already installed in other spaces. They first tried to insulate the facade windows but that failed. They will have to put a new layer of windows. They will find an installation offer that will have to be approved by all Copost owners. As soon as the order for the installation of these windows has been placed (and the exact cost will be known), this cost will also be collectivized for 1/5 of m2 floor space according to the thousands. The execution of this payment will need to be done as fast as possible when the placement of the order is done.

- In the situation of Loft 6 and 1, the participation of the costs  is in regard to the newly to be installed 'window-wall'.  The replacement of the windows on the current facade, that already happened, will be excluded from the collective costs in the first phase of renovations. But this amount which was already invested by loft 1 and 6 of new double glass in the old frames can be collectivized in the second renovation phase. The replacement of the windows on the current facade rue Theodore Verhaegenstr. in Loft 1 and 6, which already happened, and the replacement of the windows on the current facade at Rue Sterckxstr. on level 3 and 2 (to increase the daylight of Loft 2, 3, 4, 5, 7, 8, and 9), which is planned in the future, will be subject to a future discussion. This is a decision to be made in the future with the syndic and other co-owner of the building most likely. 

- lofts 2, 7 and 8 have a credit for their corridor glass doors/windows, as they installed less windows/ glass doors than the 1/5th of half of their total m2 of their loft surface. This credit can be used upon future installment of windows and doors on the corridor walls. If the placement of new doors or windows reqiures a new opening in the wall, this should be taking care of individualy. The collective costs is only applied to the construction of windows or doors and their placemenrs. 


- Corridor windows are calculated based on this logic: Price per m2 for corridor windows: 1050 euro window 1063 euro (m2 of window + 6%) + 185.5 (installment of corridor window + 6 %) = 1249.26 euro
- Corridor doors are calculated based on this logic: 
853 Euro price per m2 (average)
904 Euro when adding 6% 
1174 Euro when adding  270 installment 
1190 Euro when adding 6% of the 270 euro

- Loft 7's thousands will change from 150 to 149 in the calculation

- The money paid for the new insulation of 

- The lofts that have advanced money cannot contribute to the new windows if they haven't received the full payment back, if the reimboursement of what has been advanced is paid in installments, also the paiment of the new windows will be in installments.

Concerning the spaces who have not used 1/5 of (1/2) of the floor spaces 
for windows yet. They can still do that in the near future within 
renovation phase 1. But only the costs of their window or door window 
will be covered by thousands when the works are done. And all the extra 
costs for ordering and placing it during a later moment will have to be 
covered by them individually.
